Also, the buyer knows that, if they place an order, there is no worry that the order will need to be taken off the table because of any inspection surprises.

All of the advantages to the buyer of a pre-listing inspection add up to a big advantage for the seller. Buyers are more motivated to buy a home for which they do not have to request and inspection and that is being sold by someone who knows enough to get a pre-listing inspection done. Also, even for their own peace of mind, when a seller gets an inspection done, they know they will not be faced with any costly surprises after a buyers offer has been accepted. Unrealistic expectations of the value of their home has led to a great deal of sellers’ being disappointed when the truth is revealed.

Buyers are often struck by cold feet following a sale and a bad home inspection can be used as an excuse to get out of a deal.
