Because of the limited combinations, one can easily determine the possible final hand that he can get when the community cards are dealt. Community cards also give equal opportunity to all players.

One thing to keep in mind when you receive your cards is that suited cards can be more useful than unsuited ones. Also, you can determine with relative ease the probability of the hand you are trying to come up with, based on the cards still available on the deck, which can be done by card counting.
