The Water is Not Warm

First, remove the upper thermostat cover plate and inspect the high limit control push button. If it has tripped, just press the control button to reset it. You can also examine the input terminals for power. This is located at upper thermostat. You can observe that it is labeled with L2 and L2. if the power is out, then take an examine at the wirings or circuit breakers of the water heater.

Also, have a note that if the water do not warm up, the upper thermostat must supply power in the upper heating element. And so, check for the power at the upper heating element. If you discern a voltage at the heating element but the heating element still fails you from getting warm; then, the heating element really needs to be changed.

By the way, if power is nonexistent at the upper heating element; then, it is the upper thermostat that really needs to be replaced.

The water is extremely hot

The problem in this situation is on one of the thermostats. Check for voltage above the heating element. If power is in function above the heating element, then your top thermostat could be damaged. If power is functioning at the lower heating element, the trouble lies in the lower thermostat.

It is possible also that the thermostats aren't tightly pressed against the tank.

The Water is Not That Warm

The lower thermostat might be defective. In this situation, the lower part of the tank would not be warmed so the supply of hot water would be extensively reduced. And it is possible also that both the upper or the lower thermostat is defective. And you could be able to note that, when one of the thermostats has no power. Just in case the trouble lies here, the remaining option is to replace the damaged part.

Bad Smell

The electric water heater could smell stinky once bacteria showed a response with the magnesium anode rod, that often results akin to bad egg aroma. To evade this, you must clean the tank using chlorine bleach or by using an aluminum as a substitute to the anode rod.
