There is a great buzz everywhere about this latest type of getting houses listed on Flat Fee MLS (Multiple Listing Service). Few people have the impression that it is creating more work for agent of buyers, whereas others believe it is a way to improve For Sale By Owner i.e. FSBO market.

Earlier when people made decision of selling their house, essentially there were two ways available- hire a real estate agent paying 6-7% commission, or else sell it by yourself, ‘for sale by owner’. There is enough research to prove that almost 50% of sellers start by trying to sell on their own. All of them are not successful doing FSBO. As per National Association of Realtors (NAR) survey, 16% sellers are actually able to sell their property on their own. Others usually end up making payment to buyer that they tried to save by not paying as commission to broker so as to close deal.

Realtors do not show much interest in For Sale By Owner (FSBO’s) as no written agreement is there that can be compensated. In case seller not agreeing in writing about paying commission to agent, buyer may cut agent out of deal and may try negotiating directly with seller. In Flat fee MLS, seller agrees to pay commission to buyers agent (Usually 3%), which motivates Agents to get buyers to the seller.

As per law, Real estate commissions are quite negotiable, whereas in flat fee MLS, seller pays a flat fee rather than paying some percentage. Charges of getting house listed in MLS are approximately $300-$600. You then need to pay commission to buyer’s agent (typically 3%). You however save the commission you pay to your real estate agent for selling the property by choosing FSBO. Another advantage of getting into this contract is you can continue advertising for FSBO. So in case you are able to find buyer who has not hired any agent, you can save all commissions to be paid and are only paying the flat fee for listing. Flat fee MLS listing offers

Listing agents do this because they find it as an opportunity to generate revenue. As many people refuse to hire real estate agents these days in order to save commission (6-7%) but willingly pay 3%. With help of internet marketing, real estate agents are reaching more people. Moreover they don’t have to do anything or find buyers for you, they just have to list your property and that allows things to be done in larger areas.
