When building a new house, one usually has two choices: have an architect draw the house or buy a fabricated house from one of the many house manufacturers available. The choice can be difficult, and prices can vary widely but if you know what you are looking for, you can very well find your dream house at a reasonable price. A good idea is to send for catalogues from every house manufacturer you can find and look thru them in the comfort of your own home. Many companies also have their catalogues and prices available online.

Finding all available house manufacturers can be a tedious task, but if you are lucky you can find some sort of portal listing all companies in your country or region. Even though most readymade houses can be shipped from afar, using a company within your region has its advantages; if something goes wrong it is always good to have a real person to complain to.

When looking at various readymade houses, the prices can be hard to compare. Some have prices on just the house, with no appliances or similar and others list prices for a complete home. In the same manner it is essential to see what is included in the price. If tiling is included, is there a possibility to choose another model and if so, how much would it cost?

Delivery

When buying a readymade house you need to know when it gets delivered and – more importantly – when it is built and ready for the family to move in. The major players are often able to supply and build a readymade house fairly quickly, but you can be unlucky and suffer delays, make sure to prepare for such things and have a backup plan if your have to move out of the old home before the new house is built. Looking at the smaller house companies it will often give you a better negotiating position, but is instead much more dependent on timing. If a smaller company has too much work, they have little means of speeding things up. A larger company has numerous of employees they can send if there is to much delay.

Warranty

When buying anything as expensive as a new house, you need to be sure to read all of the fine printed terms in the contract. If anything should go wrong, you need to be sure that you are not the one standing there with all the expenses and a house you cant live in. Most companies offer a good warranty on their houses, but be sure to see what is included in the warranty, otherwise you can get a nasty surprise.

Land

Some house companies offers plots with a readymade house of your choice built on it. This can be both simple and convenient, but it may be a slightly more expensive way of building your house. The cheapest way is normally to find your own plot and ask for quotes from a few building companies. This way you can have the companies compete with each other, only to choose the best house for you.
