Commercial building thermostats are very similar in nature to industrial and residential thermostats. They all work under the same principles. There is a temperature sensor, or several temperature sensors, installed in the thermostat and usually also in various places around the system. When the temperature reaches a predetermined level, the air conditioning or heating elements turn on or off, depending upon what temperature the thermostat is set for.

Thermostats that are programmable enable the user to set predetermined temperature guidelines that the HVAC system then adheres to. These thermostats, especially in commercial buildings, tend to be absolutely necessary. A business cannot possibly operate for very long if it is constantly too hot or too cold for customers to be comfortable in. Manually adjusting the thermostat would become quite a chore, especially in a large commercial building. It is important to remember, however, that these programmable thermostats are actually tiny computers with lots of hardware and software. These miniature computers must be properly maintained in order to sustain maximum function. In many cases, HVAC systems with programmable thermostats require more maintenance than HVAC systems with manual thermostats. However, having programmable thermostats, especially in commercial buildings, will usually save more money in operating costs than is spent in maintenance costs. For this reason, it is generally a financially wise decision to install programmable thermostats in commercial building's HVAC systems.

Not all programmable thermostats are made alike. Be sure to do your research and get several opinions before choosing which type of programmable thermostat that you are going to place in your commercial building. Keep in mind your building's individual needs when doing your shopping. Some programmable thermostats are only capable of maintaining a temperature range. Other programmable thermostats are able to maintain an exact temperature. The needs of your commercial building should dictate what type of thermostat you should look into. For example, a laboratory needs to have much more control over the temperature than a shopping mall. A degree or two difference probably would not make much of a difference to the patrons of a shopping mall. Therefore, it is probably not worth the extra cost of a more advanced programmable thermostat for a shopping mall, though it might be worth looking into making such an investment for a biological or chemical laboratory. Only you and your directors know exactly what the needs are for your commercial buildings.

Like with any other shopping, be sure to check out all of your options when looking into programmable thermostats. Just because a thermostat offers every possible function for a given price does not mean that it is the best thermostat for your commercial building or for your HVAC systems. It is very rare that a thermostat will not work with an HVAC system, but some HVAC systems and programmable thermostats are manufactured in such a way that they only work with certain components. Be sure to look into this possibility and consider all of your options before choosing a programmable thermostat to install in your commercial building.
