So you are one of the home owners who are looking forward to sell their home for one reason or the other. You also might be considering hiring services of realtors who are professional in selling and buying homes or you might be considering selling it yourself directly. These days more and more people choose for sale by owner (FSBO) option in order to save the money that goes to Real Estate Agent as commission. In case you have opted for FSBO, reading this article further may be of great help.

First and foremost step is to advertise your home; making people aware that this particular house is available for sale by owner is very important. So, go ahead and place an attractive advertisement in real estate section of your local newspaper. It is the best way to come in knowledge of all those people who are willing to purchase a home. You may also place an ad on websites (there are a number of website which are specifically setup for home buying and selling).

If you are in hurry wish to quickly sell it off, it is suggested to hire a real estate agent as they are professionals and may buy the home themselves. You are required to fill up a form stating that you want to sell your home quickly and you are likely to be reverted within 48 hours. Real Estate Agent will purchase your home even if it needs lot of repair work. If it is not in condition to be sold directly, real estate agent would then remodel the house in order to make it presentable to potential buyers and raise its value so that they earn maximum profit after reselling the home.

Home buyers also are on regular lookout for homes they may buy directly from home owners rather than real estate agents in order to save money that they need to pay as commission. For sale by owner i.e. FSBO do not need to pay commission and are thus cost effective to both seller as well as the buyer as compared to do the dealing through real estate agent. Moreover there are no obligations either for seller or buyer to accept the offered deal. Other option is to get it listed in Flat Fee MLS:

- In case you are being listed in MLS, it may not mean that realtor/ broker are not at all required. Listing contract is also an agreement with your broker where you pay him a flat fee in order to get your property enlisted in MLS.
- For Flat fee MLS listing you will need to pay depending on number of images you wish to upload. Images are good to market your property for FSBO home. Ask your brokers to take pictures and then get them placed in MLS. Listing agency however allows limited number of photos depending on how much amount you are ready to pay for this.
Flat fee ($200 to $800) is also accompanied with buyer's agent commission (2.5% to 3.0%).
