Timesharing has been a controversial issue in recent years. It has been bombarded by negative publicity. At times, it is difficult to determine where the truth ends and the lies start. There are both adherents to the advantages of timeshare and the problems with it. Here, we’ll be going through timeshare problems. Buying
When purchasing timeshares, the obvious problem is harassment by sales people at the presentation. There are literally books on sales techniques that are being used. Combined with various other tactics like “good cop – bad cop” and ganging up – it often results in either sales or a bad experience.

Resale Value
Reselling timeshares is an industry in itself. There are various corporations which handle the reselling of timeshares. Selling timeshares commonly result in a smaller resale value. Sometimes the timeshare developing company restricts owners from reselling except to the company itself.

Hidden Fees
Owning timeshares is not a simple buy and use transaction. It is complicated by hidden charges and contract restrictions. Owners commonly get additional or supplement charges such as landscaping and maintenance fees. Some charges appear as property damage after periods of stay. These are difficult to contest and end with the owner just paying them. Amounts of these fees may range from a few dollars to hundreds, even thousands.

Transfer
Transfer may involve two different transactions. The first is transfer of the dates when using the property. This can be problematic because companies may disapprove schedule change or even charge for changes in dates. The second is transferring the user of the vacation or property. It is a common practice of companies to forbid the use of properties except to registered owners. They may also forbid the renting of the period of stay.

Promises
Timeshare selling can also be riddled with false promises and unfounded expectations or assumptions. There are accounts of promises which are given then later weren’t stated on the contract. It is also problematic when potential owners do not verify benefits and advantages and thoroughly check the contract. Example of a promise not granted was a complaint regarding a 20% increase of value of a time share every year and that there are “six free trips to somewhere”.

Sharing
When sharing timeshared properties it is possible to have difficulties regarding sharing itself. At times, the property is provided with cooking equipment and utensils or other vacationing gear (goggles, paddles, etc). This is a problem when previous users either destroy or take the items and leave the next user with broken or lost equipment. The company that handles the property may not have updated the property’s usability and at times could bill the wrong owner for the loss.

Knowledge of potential difficulties regarding purchasing, using, and disposal of timeshared properties is advantageous. It defines future management of such properties and may provide a guide for a better timeshare experience.
