How To Make Your Home More Marketable

You have taken the first step. You have decided to sell your home. You have contracted a real estate agent that you are comfortable with and they are advertising your home for sale on MLS. You have even had a number of showings. The problem, however, is you haven't had any offers. Let's look at a few easy to do steps you can take to get those offers in.

The first thing we should look at is what I call drive up appeal. Because you only get 1 chance to make a first impression, let's try to make it a good one. The front of your house should be inviting. The lawn is neatly cut, dead patches should be replace with new sod . The house should not be hidden by bushes and trees. All bushes in front should be trimmed no higher than 3 ft. Trees should be trimmed up 10 to 12 feet, unless of course, they are newly planted. Pull all weeds, border off between the bushes and the grass. You can lay an inexpensive pine bark mulch around the bushes for a nice clean contrasting effect. Consider also planting flowers around the entry for color. Caulk around windows and door. Paint the trim and door to freshen the look of the house. Clean the windows, screens and spray wash the eves and front of the house.

Next comes the inside of your house. Take out all the clutter. Magazines, personal pictures and all knickknacks should be put away. Take most everything off of the countertops. A buyer needs to envision what their house will look like. Take out unneeded furniture. Each room should be open and uncluttered. Keep your home clean! Wipe down the baseboards and trim. Paint the trim if it's scraped up or dirty. Have your carpet cleaned and all spots removed. Wipe down your light fixtures and heating/air conditioning vents & returns. Replace any burned out light bulbs. If you have animals, you will need to keep them out of the house as much as possible. You may not notice the smell of your animal because you live there, but the buyer will. Remember: Smells do not sell. The house should look AND smell clean.

Look out into your backyard because I promise you, your buyer will. Clean it up. Hide all the junk and remove all the kid's stuff. Trim around trees, bushes and fence lines. Give your backyard an open, clean and airy look.

When showing your house, make sure the shades are open on the windows & the lights are turned on. If you have ceiling fans, make sure they are turned clicked to low. A light house feels larger and more inviting.

The goal is to sell the house. Clean, light, open areas will allow the buyer to envision this house as their home. Give them every opportunity possible. A couple of days spent on the yard and inside the home might very well yield not only a buyer but a buyer who is willing to pay more for your home!
