O f course you have already heard that the buyer will have a home inspection completed on your house before they will proceed to purchase the home. The inspection is usually performed by a certified home inspector who then presents a home inspection checklist to the buyer. Imagine what you are going to feel like when the long list arrives and there are things on the list that don’t even relate to your house.

You must check the list of items out carefully as some of the items can still be in the inspector’s computer from other properties he inspected before he arrived at your house. When this happens you will be angry and then really wonder what caliber of inspector has the buyer hired. I know how you will feel because this happened to me.

The home inspection checklist that was presented to me as the Seller to respond to stated that we had to replace the septic tank pump as it was cycling too often. Heck I didn’t even know I had a pump in my septic tank. We lifted off the lid and sure enough no pump existed. When we objected the “certified home inspector” stated that he had made a mistake as that comment was from the prior house he had inspected.

It will set you to wondering so my advice is to look over any list you get carefully to make sure it applies to your house and not some other house. In case you don’t know yet the list you do get will most likely be long and list most all of the repairs and upgrades the buyers want. If you did all of the items they want it would make your house like new again.

This will be a shocker to you and you will get really mad, feel insulted, and be ready to tell the buyer to take a hike. I know how this feels – my list had 38 items. I didn’t have time before I was to move to fix everything the buyers wanted so I lowered my price. This list will cover roofs, windows, doors, bathroom fixtures, heaters, air conditioners you name it.

There is a way around all of this and I am here to tell you that you will feel relieved when you find out that there is method of selling your house in 21 days or less getting multiple offers in those 21 days.
