Taking a job to replace a couple of remaining K & T lines in an old house, we sometimes end up rewiring anywhere between 60 to 99 % of the total wiring. Intentionally or not previous owners often hide the knob and tube.
Some previous home owners or handymen hired by them would hide most of the old wiring while upgrading visible parts only. Some other deceiving maneuvers could be used.
As a result a happy owner has actually bought a property with ticking firebombs inserted in the walls and ceiling. The safety code and building code clearly ban the use of unprotected wire connections inside the walls. It is one of the most dangerous violations.
The author, is an electrical contractor dealing with the K and T every day. He suggests that more than 90 percent of all sixty-year-old houses would contain an illegal or unprotected in-wall connections. It is almost impossible to imagine that generations of DIYselfers and renovators did everything to code in the last 60 to 70 years. We are not surprised when even lately performed wiring repairs were not made correctly, or were done with code violations, or were not safe. Regrettably, it is not possible to locate faults without breaking the wall. And it could be faster and cheaper to just replace all the K&T and fix code violations.
Few left over Knob and Tube lines frequently bring electricity to sixty or eighty percent of the property. And in most cases these are the longest wire runs to the upper floors. Such deteriorated or abused circuits make the danger of overheating or in-wall ignition even greater. Removing the chunks of drywall or at least punching holes is often necessary to uncover the smartly hidden defects or naturally occurred deficiencies. Inspector only carries out visual examination and does not break the walls just to have a look at the wires behind the drywall.
The estimate therefore makes no much sense because no one could see through the walls to find out the exact scope of the work. It may take half a day just to estimate the percentage of Knob-n-Tube, of wiring that is not properly grounded, or of other code violations. The in-wall connections that were not done correctly are rather difficult to identify. It is faster to just remove them while avoiding any major damage to the walls.
That is why an estimate ten percent of the alleged of knob and tube replacement could turn out to be a ninety percent replacement job.
And that could lead to a conflict or a job not properly completed. An hourly rate approach is an alternative. Assuming you hired an honest contractor this pricing approach should produce the best and fairest ultimate result.
